The Smallest Homes For Sale In Lamorinda

Downsizing is one trend in the real estate market. Here's a few in Lamorinda that are smaller than most.

As home prices rise, one trend developing in the real estate market is people looking for smaller houses.

There are a number of reasons for this phenomenon.

According to one Southern California real estate blog, Baby Boomers are looking to downsize as they reach or near retirement. In addition, first-time home buyers on a budget and multi-generational families looking for some alternatives are also seeking less square footage.

There are advantages and disadvantages to living with less space.

Most smaller homes are cheaper, have lower utility bills and require less cleaning and maintenance.

On the other hand, there's less room for personal belongings, less space for day-to-day living and no room for guests (maybe that's not a disadvantage).

In Lafayette, there's an 1,100-square-foot home at 1571 Hunsaker Canyon Road that's selling for $800,000. The two-story home has two bedrooms and one bathroom and sits on four acres in the Burton Valley area.

In Orinda, there's a 1,290-square-foot home at 1 Lavina Court that is selling for $769,000. The one-story house has three bedrooms and one bathroom and sits on a quarter-acre.

In Moraga, a 1,918-square-foot home at 720 Moraga Road is on the market for sale for $750,000. It has four bedrooms and three bathrooms and sits on half an acre.

Those are not even "small"homes. I live in a 750' home that I absolutely love! I know everything that I have and know where it is. Three of us live here with multiple pets. We have a larger home in Lafayette that we rent out. Smallest is best!

First of all, a 1900 square foot house is not considered a small home. Second, there has been a shift towards smaller, well designed and well built homes for several years now, in part as a backlash towards the poorly designed soul-less McMansions (reference Sarah Susanka's "The Not So Big House" book). Third, a smaller house may have less room for personal belongings, but I think we have too much personal belongings that we don't ever need or use. Case in point, while cleaning out our house in preparation for a move, we were amazed at how much stuff we thought we couldn't live without, but haven't used in years.

After our kids left, we moved to a smaller house, primarily to switch from a two story home to a single story home. I didn't want to be in my 70s and climbing stairs. No regrets but our decision to move wasn't driven by a desire for a small home as much as it was a desire to recognize a change in our eventual physical capabilities.
