Rental Rates For Homes and Condos In Lamorinda

Here are the median rents for one bedroom, two bedroom, three bedroom and four bedroom residences.

If you are looking for a rental unit in Lamorinda, be prepared to pay between $2,000 and $3,800 a month, depending on what you need and where you want to live.

The median monthly rent right now in Lafayette for all sizes of condominiums and homes listed through real estate agencies is about $2,025, according to the multiple listing sources that local agents use. It does not include owner listings on sites such as craigslist.

In Moraga, the median is about $2,200 a month while in Orinda it's $3,800 a month.

Here are the median rents in Lafayette for different size residences.

1 Bedroom:  $1,445
2 Bedroom:  $1,645
3 Bedroom:  $2,500
4 Bedroom:  $3,300

The medians in Moraga are:

1 Bedroom:  $1,095
2 Bedroom:  $1,495
3 Bedroom:  $2,300
4 Bedroom:  $4,450

The medians in Orinda are:

1 Bedroom:  $1,450
2 Bedroom:  $2,950
3 Bedroom:  $3,700
4 Bedroom:  $3,800

An example on the higher-priced side in Lafayette is a four-bedroom, three-bathroom home at 1155 Sierra Vista Way. The 2,100-square-foot residence is listed as renting for $4,250 a month.

An example in Moraga is a two-bedroom, two-bathroom condominium at 2145 Donald Drive. The 1,225-square-foot residence is listed as renting for $2,200 a month.

An example in Orinda is a three-bedroom, 2.5-bathroom home at 18 Berkeley Ave. The 1,353-square-foot residence is listed as renting for $3,300 a month.

Rachael Hand, a broker associate with Coldwell Banker, said rents are on the rise in part because people who have gone through short sales and foreclosures are renting because they cannot currently qualify for a home loan.

The rents also may change with the seasons, according to some of our readers.

On the Lamorinda Patch Facebook page, Eli Fox said he's noticed rents rising in the summer and early fall as families get settled for the school year.

Justine Parmelee noted some rental units open up in May and early June as St. Mary's College students move out.
