I agree that it is situated much too close to a busy thoroughfare, Moraga Rd. I should be set well Read Moreback from the road, with landscaping along the roadway AND an interior courtyard for residents and their families to use out of harm's way. It is too small a land parcel for 36 units.

Good comments! Some of us have worked on and followed this development for the past 15 mts. as best Read Morepossible for busy working folks. We though it was important. As someone said - It's a bummer when you're working hard to put food on the table for your family, you trust your local town employees and council to do what's best for the town - and they have so little regard for residents impacted concerns and then they sell the town away. You definitely feel used. This is a 36 - 3 story (wording - the 3rd story changed to the word "loft") high density development. (It will be denser than the housing in the old JFK lot.) They plan to cut away some of the medium on Country Club drive so folks can park on the street. The setback is only 8 feet from the curb. Process - It has been approved by the Design Review Board (DRB) on 7/14 and will move to the Planning Commission for approval. The Planning Comm. process should begin in early September. If they approve the development - that is final. It does not go to the Town Council. It can be appealed. At the Planning Comm. Meeting on 7/21 in the public comments section items were brought up to "be put on public record" regarding the DRB consideration and vote form 7/14. 1) The fact that two of the DRB members are developers thus possibly having a development bias. (And one developer board member even had the nerve to scold all in attendance that they should have been involved in the Specific Plan process - which many of us were that were in attendance. (Nothing like giving up your evening to be reprimanded.) 2) Fire Dept. training grounds safety on potential residents 4) Story Poles - the developer has failed to put all of them up 3) Scenic Corridor, Height, Protecting views, set backs and design compatibility. Everything that's been brought up for the last two years. Later on the meeting agenda the planners tried to rezone the area from office/residential to only residential. It was caught and moved to be discussed at a later date since the wording was so vague no one could understand it. Then the City Venture contact was passing out business cards to the commissioners. The planning commission seems to do their due diligence. They each contribute ideas. Next steps - MoragaFirst! is being formed, a survey was given to the council on their positions towards high density housing (TWO are up for re-election this November), a MoragaFirst! meeting in Aug. at the Commons (we will let you know the date) and look for a Facebook page or website. We can use a lot of help so let me know if you want to be a part of this necessary effort. Everyone has strengths. There are two opening for council members and the deadline for filing is August 8. Give it some serious thought.
